Edward Conk, “Chip” to his friends, maintains focused business acumen while establishing strong relationships with lenders and brokers to advance his company, Montecito Property Company (MPC). In the time that Edward Conk and Montecito Property Company have been on the real estate scene they have developed a formula of acquiring older communities, renovating the common areas and apartment units, and leasing apartments faster and at higher rents than comparables in the marketplace. This has made Montecito Property Company a stand out amongst its peers. Montecito Property Company under Edward Conk’s leadership has become the second-largest owners of apartments in Austin, with over 3,500 units in their portfolio. A large part of the Company’s success has been due to their experience of renovating properties and recognizing the exploding condominium market. Edward Conk has been successful in locating additional partners with experience in multifamily operations, finance and brokerage/acquisition to join as partners in MPC. With this experienced team, Edward Conk looks to begin buying apartment communities from coast to coast, renovating them and converting them to sell as condominiums. To supply the equity needed for multiple property purchases, Edward Conk has developed a network of accredited investors who contribute to the equity raise on each property. Edward Conk must be doing something right, as these crucial investors have remained loyal in other Montecito ventures. Edward Conk has been able to leverage the successful experiences with his prior business venture, Day Dream Publishing, to develop systems and processes that allow MPC to close on a property, get the complicated legal entitlements to convert, and reposition and market the property faster than any other condominium converter. The process has been so refined that recently MPC earned a record for selling $90 million dollars in condominiums in 90 minutes. By 2005, MPC grew to be a USD $1.7 billion company and was recognized as the second-largest condo converter in the nation. When asked what allowed all this to happen, Edward graciously gave credit to the great team of people that he and his partners built together.
